In late 2023 RDS were engaged by a local Brisbane family who had recently purchased an original un-renovated 1970’s two-bedroom apartment in Noosa Heads, just a short walk down the hill to the vibrant Hastings Street. Our brief was to transform the apartment into a high-end holiday apartment for both personal and private use. Creating a space that not only meets the practical needs of guests but also evokes a sense of luxury for all.  RDS were also engaged to oversee the execution of the project, bringing a team of trades together and managing the contract administration so that the project remained on track and flowed effortlessly for all parties.

 
 

The work began with a complete gut of the existing space and safe the removal of the 1970 asbestos ceiling, (an unfortunate but necessary step). The compact nature of the two-bedroom apartment required innovative design solutions to maximise seating for entertaining while maintaining a sense of spaciousness, extending into the outdoor entertaining space. The owners requested a new separate powder room from the current bathroom which also had to house a euro style laundry. Innovative solutions for lighting were required throughout. The original brick internal walls were rendered with local company Mineral Fox micro cement, a one step - one trade application that is durable and has low light refraction qualities, making it ideal material for that softened silky interior vibe. 

 
 
 

In line with our design scope, RDS delivered a meticulously crafted visual conceptual design proposal, complete with 3D renderings and detailed views of the space, along with comprehensive construction documentation. We partnered with local builder Nomad Built to carry out the work and managed the contract administration to ensure a smooth and hassle-free build process. This allowed our Brisbane-based clients to stay stress-free and confident throughout the renovation. We proactively addressed all potential challenges during and after construction, including providing a full furniture and styling package, making the apartment turnkey-ready for holiday renters at handover.

 
 
 

Durable materials were selected to handle the high traffic turnover typical of holiday letting, while also ensuring that the space remained inviting for our clients own personal stays. The result is a rejuvenated apartment that blends functionality with a tranquil, modern aesthetic.
