Nestled among Noosa’s coastline, this North-facing penthouse presents some of the best views on offer in the area. We were introduced to our Melbourne-based clients, by local builder Damien Davidson, with a vision to transform this space into a coastal retreat designed for high-end holiday accommodations.

Our client sought not only a high-end design but also a thoughtfully resolved layout that would add a unique experience for guests arriving at the penthouse—a design that would be as visually captivating as it is functional and durable for high-turnover luxury accommodation. At their request, we explored three concept floor plans, ultimately achieving a configuration that allowed for a third ensuite, enhancing both privacy and comfort for guests.

The original floor plan, though compact, provided a foundation that allowed for a complete reconfiguration. This led to the repositioning of the master suite away from the glazing, allowing for a dedicated sitting area to take full advantage of the vistas, blurring the lines between indoor and outdoor spaces. With this design shift, the master suite now offers a more private retreat, while the adjacent sitting space invites guests to pause and take in the surroundings.

To achieve the clients’ request for a third bathroom without compromising space, we relocated the laundry to the central hallway, transforming the original footprint and enabling each bedroom to have its own ensuite. This carefully calculated layout provides both functionality and luxury, enhancing the sense of spaciousness in each bedroom.

Materiality was paramount, with high-quality fixtures and finishes sourced to withstand both the high turnover of a holiday rental and the demands of a coastal climate. The palette embraces tones and textures inspired by the landscape: natural stone, organic textures, and a muted yet sophisticated colour scheme that complements the view without competing with it.

The apartment now stands as a testament to careful planning and creativity, merging the natural beauty of the surroundings, effortlessly primed for relaxation. Thoughtful touches and premium finishes elevate this penthouse into a truly unique retreat—one that feels like an extension of the coastline itself —a sanctuary that feels uniquely Noosa.
